Buying a home presents certain risks, which is important to reduce through good information. If you are visiting an apartment in order to determine if it is suitable for purchase, do not hesitate to ask for additional information. Finally, the difference can be made even by the smallest details.
#1 How was the construction built?
It is important to ask the real estate developer for information on how to construct the building. What is the structure of the block? Is it made of BCA or brick? What are the walls of the rooms built from? Thus, you can get an idea about thermal, sound insulation and anticipate any problems. For example, a plaster wall can be a problem when installing shelves directly on the wall.
#2 How is the apartment positioned?
First of all, you should be interested in positioning the apartment in relation to the cardinal points, so that you can anticipate in what time of the day you will enjoy the sun and, implicitly, the light it offers. At the same time, it is important to be interested in how many exterior walls there are and where the access to the apartment is made.
#3 What residential complexes did the developer build?
If the apartment you are viewing is not yet completed, a good indicator of the quality of work can be another residential complex built by the same developer. Moreover, you can request a visit to a similar apartment, already finished.
#4 Location of the apartment in relation to the garbage can
Do not hesitate to ask the developer where the garbage can is located. Otherwise, you risk having unpleasant surprises. Also, take a look at each window/balcony to see what the view is and how far they communicate with the neighbors’ apartments.
#5 Are any surveillance systems implemented?
An advantage worth considering when choosing an apartment, especially in a residential complex, is the degree of security it offers. Ask the developer if the unit has a security system or surveillance cameras. This is a very important factor for families with children.
Tricks that will help you make the best choice
Remember that most of the time, the details make a difference. Before purchasing an apartment, carefully consider the following:
- Neighborhood: In which neighborhood is the apartment located? How accessible is it? Are there public transportation to the area? Do you have schools, kindergartens, banks, supermarkets or other points of interest near you? If there are restaurants/clubs nearby, you must take into account the heavy traffic and noise they involve.
- Neighbors: Do not hesitate to ask who the other tenants are. Make sure the balconies are optimally separated from those of the neighbors. Equally relevant are their number and type. For example, a block with many studios will involve a larger rotation of the neighbors and, implicitly, more noise.
- Finishes (if applicable): what materials were used, if you can buy the finished apartment ready to get rid of headaches, etc.
Buying an apartment is an extremely important step. Before taking this step, it is important that you get the most out of it and think that you will make a long-term decision.
